MAJOR CHANGES AS OF 31 OCTOBER 2011

·            Only 4 storeys now, a decrease of one full floor from 5 (five) storeys

·            Building height has decreased.  This is due to a combination of removing the 5th floor and setting the building into the ground (0.9 meters approx. 3 feet) while still paying attention to the slopes needed for drainage to function well on the site and not have an impact on the neighbours.  The height as measured from the sidewalk (165.57) to the top of the mechanical penthouse) changed from 19.92 meters to 16.33 meters, a decrease of 3.59 meters or 12 feet.

 

·            The density is now 1.995 as calculated by the planners (certain items like residential amenity area RSA are not counted).  This is a decrease from 2.33.

 

·            5 residential units are now located on ground floor along north side (a decrease of approximately 8,561 sq. feet from multi-use space).  The multi use areas on ground floor are 4,598 sq. feet of which 3,261 sq. feet are in the SE corner and labelled “Church”, although with no fixed seating it can be used for a wide range of activities.  In addition to this space there is a further 1,017 sq ft for use by the seniors in a lounge area or shared for special events as well as a servery kitchen area.

 

·            Number of units has returned to 60 but unit sizes have decreased.  Each bedroom has a window, in contrast to a den that has no windows.  The mix is now:

 

         12 bachelor and one 1 bedroom   For Abbeyfield  -  13 units

        

           8 – 1 beds                                  size range   666  to     840 sq. ft.

         30 – 1 bed + den                         size range   591  to     943 sq. ft.

           8 – 2 beds                                  size range   826  to  1,058 sq. ft.

           1 – 3 bed                                   size                          1,150 sq. ft.

·      Parking spots now number 46 in a split-level garage area a reduction of one but there has been an area equivalent to two more spaces for “turn around” added at the request of staff.  There will be a “control door” separating the common parking from private residential parking.  Its actual location can be adjusted later.  It is anticipated that at least 20 spaces (with 2 that would be HC) would be available for common use.

 

·          Front yard set backs jogs as requested by City staff.  The west half is still set back at 20.20 feet with the eastern half still at 30.50 feet.

 

·          The side yard set backs demonstrate the variations as requested by City staff, while on the north yard the set back is consistently 24.60 feet.  There will be privacy fencing.

 

·          There is common outdoor amenity area for use by residents of the complex including a sidewalk around the building for evening strolls.

 

·          Transformer is in the ground (in an earlier version it had been closer to the eastern neighbour) now it is on the west front area to the east of the entry ramp as recommended by the Landscape Architect to minimize the damage done to the root balls of the existing trees.  This vault can be accessed through a grate on grade and a door from the parking area.
